What a Stretch Ceiling Really Costs in Malaysia

Ceiling pricing in Malaysia has a reputation for vagueness, and stretch ceilings — still a young category here — suffer from it more than most. This guide shares the same numbers we use internally, so you can sanity-check any quotation, including ours.
The headline rates in 2026
For a straightforward rectangular room with reasonable access, installed prices in the Klang Valley currently sit around these bands:
- Velvet matte or satin: RM 17 – 22 per sq ft
- Mirror gloss: RM 19 – 26 per sq ft
- Printed graphic: RM 28 – 45 per sq ft depending on artwork licensing and size
- Backlit translucent (membrane + LED field + driver): RM 45 – 75 per sq ft
- 3D wave and sculpted forms: quoted per design; most fall between RM 60 – 120 per sq ft of developed surface
Outside the Klang Valley, add roughly 5–12% for crew travel and lodging on smaller jobs; larger projects usually absorb it.
What quietly moves the price
Two identical-looking rooms can differ by thousands of ringgit. These are the usual culprits:
- Perimeter, not just area. Track is the expensive component. A 200 sq ft square room is cheaper than a 200 sq ft L-shaped one with the same area.
- Fittings. Every downlight, diffuser, sprinkler and smoke detector needs a reinforced ring and a cut-out. Budget RM 35–60 each.
- Ceiling height. Above 3.4 m we need scaffolding rather than ladders, which adds a day-rate.
- Existing ceiling removal. Hacking old plaster and carting it away can add RM 3–5 per sq ft. Membrane can often be fitted below it instead — ask.
- Curves. Any non-straight track segment is CNC-bent and priced per metre.
Three real quotations, anonymised
Condo master bedroom, Ara Damansara — RM 3,180. 150 sq ft velvet matte, six downlight rings, one aircon diffuser ring. Two installers, three hours on site.
Landed living hall, Kota Kemuning — RM 9,640. 320 sq ft mirror gloss with a 60-foot LED cove perimeter, chandelier reinforcement plate, existing cornice retained.
Café, Bangsar — RM 27,900. 410 sq ft backlit ceiling in two tunable zones, DALI dimming tied to the house system, after-hours installation over three nights.
How to keep the number honest
- Insist on an itemised quotation — membrane, track, fittings, lighting and removal as separate lines.
- Confirm the warranty in writing on the quotation itself, not in a brochure.
- Be suspicious of per-square-foot rates quoted before anyone has measured your perimeter.
